If you took your home off the market at the end of 2024, you weren’t alone. According to Newsweek, data from CoreLogic and the Wall Street Journal showed nearly 73,000 homes were withdrawn from the market in December alone — more than any other December since 2017.

 

Whether it was the holidays, uncertainty in the market, or a lack of buyer activity, many sellers chose to press pause. But with spring now underway, it’s a great time to reassess your plans.

 

Why Now Could Be the Right Time to Re-List

Spring is typically the most active season for homebuyers. Warmer weather, end-of-school-year timing, and lower (though still fluctuating) mortgage rates often bring more motivated buyers into the market.

 

Selma Hepp, Chief Economist at CoreLogic, explained it this way: “Another reason for a step back could be that sellers wanted to wait and see how spring home buying season goes, and if mortgage rates fall, which would bring more home buyers and competition back in the market.”

 

Even with modest rate shifts, buyer activity is picking up. That means listing now may give you a head start before inventory rises and competition increases.

 

What to Do Differently This Time

If your home didn’t sell last year, a fresh strategy may make all the difference. Start by reviewing your listing agreement — even if your home was pulled from the MLS, you may still be under contract. Reach out to your previous agent or connect with a trusted real estate professional to clarify next steps.

 

Here are a few areas to re-evaluate

Pricing: Was your home priced too high for current market conditions? Competitive pricing can actually lead to stronger offers — and sometimes, multiple.

Marketing and Presentation: Were your listing photos updated seasonally? Was the home staged effectively? Small improvements, better lighting, and updated visuals can help your home stand out.

Incentives: With more homes expected to hit the market this season, many sellers are considering concessions such as rate buydowns or closing cost help to attract serious buyers.

Showing Flexibility: The more accessible your home is for showings, the more opportunities you’ll have to connect with interested buyers.
